NFS Underground 2: how to get 100%?

I wonder what I have to do to play NFS U2 at 100%. I played all the races, found all the shops, have every dvd and magazine cover, played every outrun and in my garage at the world map every race is completed.
A total of 219 races and my progress is at ?? 98% ?? how do I get it at 100%

There are races that don't show up on the world map. You need to drive around to find them.

I drove like an hour around searching every corner of the city and could't found anything, normally somebody calls saying there something going on in specified area but I didn't hear that one either. Is there a map with all the hidden races available, would be handy :)
Still at 98% :?

In your "crib" there should be a world map or whatever, and all the races are listed there; you can do any you have missed. Remember to restart at the beginning though so you get $$s

Somebody who actually has gotten 100% in this game recently enough to remember exactly what they did and didn't do should make up a checklist. I can't believe how little info there is on the specifics of 100% for U2 here, on GameFAQs, and just online in general. I mean, I've spent no shortage of hours looking, and the knowledge base is sketchy at best. For example, we know that you must complete all the magazine and DVD covers, all the races including the hidden ones, all parts must be unlocked (and therefore all the shops found) including all the Unique Parts. But do you have to beat all the outrun races in each stage, or just enough to unlock the Unique Parts? Do you have to find all the cash laying around? How about all the SMS tips? Are the requirements for PS2 exactly the same as PC? This isn't Grand Theft Auto, I really wonder why they made 100% completion so elusive.

-Magazine + DVD covers for career needed, not necessarily online ones.
-All races + hidden ones... well, in the home area there is a list of races, and you do the ones that you haven't completed as I said above.
- Shops should be easy to find.
- Unique parts: Just keep doing outrun until you get a message about the time trial.
- Cash and SMS tips are unimportant.
